EP Property Developers Ltd

Hi Eamonn,

Just to send you some photos of the finished work, and to thank you for your help in getting the job done so quickly, efficiently and to such a good standard.

I was impressed by how quickly you contacted me after the Loss Adjuster had been, and appreciated your constant updates on progress and for keeping me fully informed.

As well as being impressed by your speed, efficiency and courtesy, the painter Colin was also very professional.  He was the fastest painter I have ever seen, but was thorough and left things immaculate every day.

I am very pleased with the finished result, and happy with the way the claim was settled.

Thanks again for making it such a painless process.

Kind regards

Re. EP Property Developers

On New Year’s Eve 2008, a burst pipe in the attic of our house flooded every room, brought down two ceilings, ruined the kitchen units, warped doors and left the house a complete mess.

After arranging for the house to be dried out the insurance company asked EP Property Developers Ltd to quote for the repair and restoration.

Eamonn Prendergast from the company telephoned me and that same afternoon came from London to Canterbury meet me and see the damage. He discussed what he thought should be done which included completely replacing the kitchen, removing plaster and ceramic tiles from several walls, stripping all wallpaper, re plastering and re decorating, replacing the two ceilings  and several other things. The quote was sent to me and the insurance company by e mail the next day with a target date of three months or so to complete the work..

Although the insurance company looked to improve upon the estimate in some way, they were not surprisingly unable to… and appointed EP Property Developers Ltd two weeks or so later.

Work began the following week as promised with a skip arriving on that first Monday. That week the kitchen designer came in so that units could be ordered and I was sent a proposal for the oven, hob and cooker hood, This was then able to be sent to the insurer for approval so it could be ordered. By Friday the ceilings were out, the kitchen was out, the walls had been stripped in every room including floor to ceiling tiles in the kitchen. By the following week the re plastering was completed everywhere and the decorator, who was there for several weeks, began to replace the lining paper, beginning  in the rooms where the plaster was not still dying.

Eamonn called regularly or e-mailed me, to keep me up to date with developments, to be sure I was happy with the work and to ask about any details such as light fittings or tiles that needed a decision

EP Property Developers brought in an electrician at the start to ensure safety and he also rewired the ring main in the kitchen as well as replacing the eight main lights and spot lamps in the kitchen, An extractor fan was replaced in the kitchen and he also installed an extractor in the bathroom, we received certification that it had been done to the necessary standards.

Perhaps one of the most impressive aspects of the work was the smooth coordination between the tradesmen involved whilst the decorator continued to work  throughout.

The kitchen was installed the third week and by the weekend the tiler had completed the new tiles and the electrician and wired everything in. The plumber plumbed in the sink and washing machine and then installed a new shower and the tillers once again came in to tile it.

The plasterwork was excellent. Two ceilings, the entire kitchen and other areas were completed within a couple of days. All the doors turned out ot be damaged by the water and although not included in the original estimate, Eamonn simply asked if I would like them replaced. This was done that same week along with smart chrome hinges and door handles.

Whist carpets and window blinds were not part of the work quoted for, EP Property Developers offered to organise any additional services I might require. They therefore arranged estimates after we had selected the carpets and blinds. Following approval by the insurance company the carpets were fitted as soon as the decorator finished painting the last wall with emulsion and the last skirting board with gloss.

The work was completed and the furniture that could be salvaged was moved back in exactly on schedule by the end of April making the overall experience as good as one might have hoped. The coordination of the activities, the keeping to time and the standard of the work were really very good indeed and at every stage I received updates and was kept informed of developments with an efficiency I had not anticipated and with which I was definitely delighted.

Dear Mr Prendergast

Just to let you know I have received all the paper work. I am very impressed with the whole house. I cannot believe that while I was away for 3 weeks you where able to transform my property. The kitchen looks fantastic. I really like the new colour scheme. You where definitely right about having the same colour paint and carpets throughout the property. The property appears much bigger now. We all love the transformation you and the team have made to the property; we now have to try and keep it looking like the show house.

Thank you

RE: New Bathroom

Dear Eamonn,
Thank you again for all your hard work in installing the new bathroom it looks fantastic and works like a dream.

The increased pressure on the shower makes all the difference. I appreciate all the extra work the guys done, plastering and painting the ceiling and cupboard. All the other extras you bought really finish off the area (towels, glass cabinet, toilet holder etc).

The tenants association are extremely pleased that you where able to match the existing external tiles when you put my extractor fan in. I know it is difficult to get hold of those particular tiles. The next job is the kitchen and the rest of the house. I will be in touch to confirm dates.

Thank you again, the new bathroom has made a real difference to the property.

20th January 2009

The work on my house began on November 1st 2008. The work to be undertaken was the removal of all carpets, wall coverings, doors, bathroom and kitchen fittings, wiring, tiles and a substantial amount of pipe work. The ceilings in the lower hallway and upstairs landing were also removed. The house required re-wiring, re-plastering, a newly extended bathroom and a new fitted kitchen. New ceilings also had to be installed with light sockets.

The work required the professional skills of an electrician, plumber, carpenter, tiler, carpet fitter, plasterer and painter.  The work was completed in a total of 7 weeks to a very high standard with no major problems. Any minor issues were responded to and resolved by Mr Prendergast within 24 hours. The house has been totally transformed into an extremely attractive property. Mr Prendergast has assembled an exceptional group of tradesman whose skills enable them to work to the very highest quality and I would have no hesitation in contacting him in the future.
